Summer is here, and the Board would like to wish all residents a very pleasant summer – even though the weather is currently giving us quite a lot of rain.

During the summer, many residents use their balconies, patios and the courtyard more than usual. It is also a time when we often have guests, barbecue, go away on holiday or spend more time at home. All of this is part of summer, but it also means that we need to show a little extra consideration for one another.
We live close to each other, and something that may seem like a small thing in your own apartment, on your balcony or patio can affect your neighbours more than you might think. That is why we would like to remind everyone of a few things that help us keep our building pleasant and safe for everyone.
The association’s general rules of conduct are available on the website: https://www.brfsilverdalsbacken.se/trivselregler/
It is, of course, nice to spend time with family and friends, but please remember that sound travels easily between the buildings, especially from balconies, patios and through open windows.
According to the association’s general rules of conduct, noise levels must be kept at a reasonable level, especially between 22:00 and 07:00. This applies to music, loud voices, parties and other sounds that may disturb neighbours.
Please lower the noise level in good time in the evening and show extra consideration during late evenings and nights. We live close to one another, and what may seem like a reasonable volume in your own home can be clearly heard by someone else.
We would also like to remind everyone that tobacco smoke can easily enter neighbouring apartments through open windows, balcony doors and ventilation. Please think about where and when you smoke, especially on warm days and evenings when many residents have windows and doors open.
At its heart, this is about consideration. Something that may feel like a small thing to one person can be very troublesome for a neighbour.
Barbecuing is part of summer, but it must be done safely and with consideration for others. Please remember that smoke and cooking smells can spread to neighbours, and take wind direction, placement and time of day into account.
Lighter fluid must not be used. Barbecuing must always be done in a way that does not create a fire risk or disturb neighbours. Never leave the barbecue unattended, and make sure it is completely extinguished when you are finished.
Many residents have flowers and plants on their balconies or patios during the summer. Please be careful when watering so that water does not run down to neighbours below.
For safety reasons, flower boxes must always be placed on the inside of the balcony railing. Flower boxes on the outside may pose a risk if they come loose or fall down.
During the summer, waste rooms and recycling rooms can quickly become warm and unpleasant. Please help by tying waste bags properly, sorting your waste correctly and not leaving rubbish on the floor.
Bulky waste, furniture, electronics and other items that do not belong in the waste rooms must not be left there. Each resident is responsible for taking such items to a recycling centre.
Many residents go away during the summer, and some may wish to rent out their apartment for a period of time. We would therefore like to remind everyone that subletting always requires approval from the Board in advance.
Please contact the Board in good time if you are planning to sublet your apartment, so that everything is handled correctly from the start. The association’s rules for subletting can be found here: https://www.brfsilverdalsbacken.se/andrahandsuthyrning/
When many residents are away, it is especially valuable that we all help keep an eye on the building. This could mean helping a neighbour with their post, being attentive to unauthorised persons in the entrance, garage or storage areas, and making sure doors close properly behind you.
Please do not let in people you do not recognise unless you know they have a reason to be in the building.
For minor issues in stairwells or apartments, you can contact the entrance representative. For other questions to the Board, please email styrelsen@brfsilverdalsbacken.se.
The association’s regular contact information, for example for fault reports and emergency service, is available on the website and on the notice board in each stairwell.See also the page with contact information for fault reports and emergency service: https://www.brfsilverdalsbacken.se/felanmalan/
In the event of urgent faults or incidents, please use the association’s regular contact channels for fault reports or emergency service. In the event of ongoing disturbances, threatening situations or suspected crime, please contact the police.
Thank you for showing consideration and helping to make the association pleasant for everyone.
We wish you all a very pleasant summer!
